In today’s competitive job market, having a college degree is undoubtedly an advantage. Countless studies show that those with degrees on average make more money and face lower unemployment than those with only high school diplomas. However, in the current economy, competition, cost and convenience are major concerns for anyone interested in getting an education. Online universities are gaining momentum and recognition, as they are often much cheaper and more accommodating to students with busy schedules. With these programs becoming increasingly popular, many online universities are offering a wide range of classes and degrees, from associates to doctoral. Even acclaimed schools, like Boston University, are now offering programs online. BU has over 11 online masters and doctoral degree programs that are offered throughout the year for adults seeking post-graduate education.
There are many advantages to distance learning that accommodate a wide variety of students. Students that do not learn well in lecture settings are taught in written form, with complete course notes available to them online. Shy students can put their anxieties to rest, never having to worry about making mistakes in front of large classrooms again. More so, students attending traditional offline colleges that don’t offer particular courses can take those courses online at other universities, and in most cases, transfer those credits toward their degree at a fraction of the offline price. Likewise, there is not as much competition for online universities, as classes are able to accommodate many more students.
Distance learning, despite its great advantages, has its downsides too. A student taking an online class must be somewhat technologically savvy. Since online education caters to students with different schedules, some online classes lack the structure used in many traditional college degree programs. To succeed in these classes, students must have good time management and organizational skills, keeping track of when assignments and tests are due. Online, students often do not have access to resources like campus libraries and labs that those attending campus classes do. Some students feel isolated while taking online classes, and do not get the benefit of learning from their peers. Good candidates for online colleges include those who are willing to take charge of their learning, are motivated to stay on task, and are not overwhelmed or daunted by the lack of structure and study groups.
For the universities, online classes are becoming increasingly attractive as well. Offering courses off-campus eliminates capacity and space issues, as physical classrooms are no long necessary. As a result, universities are able to educate many more students without overextending themselves. Some professors are able to take on extra online classes, as curriculum can be written and scheduled before the semester begins. As competition between universities gets tougher, many more will certainly jump on the online education trend. Some experts believe that in the future, higher education institutions will have to offer online courses to stay competitive.

Last week the Obama administration announced changes to an existing mortgage relief program that aims to make it easier for underwater borrowers to refinance their property. Lending giants Fannie Mae and Freddy Mac have agreed to ease the terms of the program that allows homeowners who have kept up on their payments but have been unable to refinance their mortgages.
Previously, the Home Affordable Refinance Program (HARP) allowed only borrowers who fit very specific requirements to completely refinance their homes and receive a new mortgage with new terms and lower interest rates and monthly payments. HARP was originally an option only to those borrowers whose:
- Mortgage payments are current (no more than 30 days late in the last 12 months)
- Homes whose values have decreased
- First mortgage does not exceed 125% of the property’s current market value
- Mortgage is backed by Freddie Mac or Fannie Mae
The Federal Housing Finance Agency announced that it was eliminating the cap prohibiting homeowners whose mortgages exceeded 125% of their property’s value from refinancing. It is also campaigning for homeowners to agree to shorter-term loans and attempting to enroll more banks into the program.
Regarding the changes, President Obama remarked that the lower rates are intended to save homeowners money and get them spending on Main Street again.
The hope is that if enough people save on lower monthly payments, those savings might help boost the economy. The administration predicts homeowners will save up to $2,500 per household each year under the revised refinancing program.
Critics of the program, including House Financial Services Committee Chairman Spencer Bachus, are less optimistic, citing that the move will create great burden for taxpayers.
Director of the Federal Housing Finance Agency Edward DeMarco admits that the changes are not engineered as a solution to the housing problem. Some 11 million Americans are currently underwater, owing more on their homes than they are worth. The expanded program will possibly help another 600,000 to one million borrowers, according to one lawmaker. Since its unveiling in March 2009, HARP has helped fewer than 895,000 borrowers – a stark contrast to the 5 million homeowners the administration predicted would benefit from the program. The expansion aims to double the figure of households refinanced under HARP.
Economists seem to agree that bolder steps are necessary to aid the housing market’s recovery. In a recent column, former U.S. Treasury Secretary Lawrence Summers suggested that independent regulators may be the key to a full economic recovery for the US.

Beautiful flowers that add a festive look and feel to any occasion is a better way to adorn a special day. Flower arrangements are customize to suit all occasion by the florist. There are a variety of flowers that are associated with Christmas. Among many, the Mexican Poinsettia popularly used for Christmas decorations add charm to the festive occasion. ‘Flower of the Holy Night’, ‘Flame Leaf’, ‘Christmas flower’, ‘Lobster flower’ are its other name of this Mexican native flower. The discovered colors like white and pink is also not a rare sight, makes these flowers look exquisite in their bright red hue. These star-shaped bracts are believed to symbolize the Star of Bethlehem.
The former US ambassador to Mexico, Dr. Joel R. Poinsett of South Carolina who introduced the flower to the United States when he returned home in 1835 from his ambassadorship has been named honoring him. Making the “poinsettia”, a universal symbol for Christmas is the life that Dr. Poinsett dedicated for in his last years through his strong fondness for the flower base on history.Other common Christmas flowers include Christmas cactus with its green leaves and pink or red flowers , holly with green leaves and red berries, Christmas Rose,Christmas tree, Christmas garland, a tradition brought into America from Europe by the early settlers and of course the Mistletoe, symbolic of peace, goodwill and love. With its origin as the Christmas flower, some of these flowers have long legends associated in it. The Pointsettia’s legend came from the Mexico country. A faith was given that long before to express love and gratitude towards Baby Jesus, that two poverty stricken kids, Maria and Pablo who loved Christmas and looked forward to it would be miserable as they couldn’t afford to offer anything in the church. As these two kids set forth for the church service, they decided to pick some roadside weeds to gift it to Baby Jesus, during the dramatization of the manger scene in one Christmas Eve. As they placed their offering around the manger, the green leaves miraculously turned into bright red petals and in no time the manger was surrounded by star-shaped flowers, now commonly known as the Poinsettia.
The traditionally regarded as the true Christmas flower is the Christmas rose which is also hailed as the Snow or Winter Rose. This flower is linked with the story of the birth of the savior and how a little shepherdess named Madelon, desirous of offering a gift to welcome the new born King, was blessed by an angel with a beautiful white flower tipped with pink, later named as the Christmas Rose. Where there was a tradition of decorating an evergreen with apples to symbolize the “Paradise tree”, the conceptualization of the Christmas tree as an essential part of Christmas has its root in medieval Germany. The Germans used evergreens to decorate their homes many years before the celebration of Christmas began. During the coming year, people believed that these trees represented life and immortality and would protect their homes from evil.
With its legend and beauty blossoms to glorify in “the name of the father, of the son, in the holy spirit Amen” and thereby redeem this pious occasion from being further commercialized make this true in this Christmas flowers.

Hip hop music is fun to make but it can be frustrating, too. On the whole, however, it’s easier than what you believe. So take the plunge and dip your feet in the water. Follow these ten tips on how to produce hip hop beats:
1. Pick a style- Know the style of beat you want to make before you start making it. Like rnb, rap, pop, etc.
2. Pick A Major Artist- Think of a known artist that you would want to make the beat for. Like if you chose a style a rap, think now what rap artist do you want to make the beat for. Try to imagine that artist on your beat. This will make your hip hop beat-making experience a whole lot easier.
3. When you have an artist in mind, listen and take note of his style. Get a feel of his beats, too.
4. Format the song – the intro, verse, chorus, verse, bridge, etc. This is the basic pattern but you can change the order whichever way you please. Turn on the radio and see how your favorite artist formats there song. When instruments come in, when they drop out. You can use the most basic format which is 2 or 4 bar intro, and a series of 16 bar verse and 8 bar chorus. If you want an even simpler way, you can create an 8 bar loop and keep it the same throughout the whole song. I have seen this done a lot
5. Lay the beat down. Start with the drums: kick, snare, hihat. You should record a pattern of 4 bars using those. Then layer that with maybe some toms, cowbell, symbols, etc. Whatever you do, just remember that it is the drums which are the most important in making hip hop beats! Don’t use the “pitty pat” free kits you may have downloaded. Your drums should be hit hard; weak drums mean weak beats.
6. Laying down a melody is hard for most hip hop beat-makers because most can’t play the keys. What you can do is first learn the basic keyboard skills, particularly the major and minor scales. After learning them, you can combine different patterns with the drum beat you have made. Use an instrument like, a lead guitar, horns, clav, something that will stand out. Your melody can be however you want it, but for starters, you could do a 4 bar melody, or an 8 bar melody.
7. Layering The Beat- What is done a lot in beat making is layering. Layering makes a whole beat sound bigger. What you should do is fill in the gaps throughout the whole beat, creating a pattern with each instrument.
8. You can also do panning – have an instrument all the way to the right, the left, or anywhere in between. What it will do is give each track a little space in the stereo field. Just do it without being conscious of any rules because there are none.
9. Mixing is by far the most important component of beat making; don’t forget that or you would have wasted your time. Take each track individually when mixing. Assure you have a good sound on each track.
10. Now that you have finished your master production, you would naturally want to put it on CD or upload it on the internet. Use a 16-bit, 44.1khz WAV file for CD and 128kbps for internet uploading.
